What are real world assets?
Real world assets, or RWA, are assets that exist outside a blockchain, such as government bonds, fund shares, property or gold, when they are represented by tokens on a blockchain. The token gives a claim on the asset or records its ownership. The German term is tokenisierte reale Vermögenswerte.

What does real world assets mean in crypto?
In crypto, real world assets means tokens whose value comes from an asset outside the blockchain. The Financial Stability Board separates tokens issued directly on a ledger from "digital representations of physical assets or existing assets that were originally issued elsewhere" (FSB, October 22, 2024). RWA tokens belong to the second group. Bitcoin and ether have no such reference asset.
Every RWA token is a digital asset, and only some digital assets point to an outside asset. In a bank the letters RWA mean something else: risk-weighted assets, the base for capital requirements in the Basel Framework. The crypto meaning of RWA and the banking meaning share only the abbreviation.
What are examples of real world assets?
Real world assets examples include bonds, fund shares, property and gold. The FSB lists these as reference assets for tokens.

How are real world assets tokenized?
Real world assets are tokenized by placing the asset with a custodian or a legal entity and issuing tokens that represent it. The FSB describes the case where "the token issuer may sell a fractionalized, undivided interest in a real asset, with the token issuer being the record owner of that asset". Which rules apply to RWA tokens?
The rules for an RWA token depend on the right it gives. RWA tokenization regulations in the EU treat three cases differently.
- A token with rights like a share or a bond is a financial instrument under MiFID II. ESMA states that tokenization "should not affect the classification" (ESMA, March 19, 2025).
- A token that aims to keep a stable value by referencing gold or a basket of assets is an asset-referenced token under MiCA (Article 3(1)(6)).
- A token for one unique physical asset, such as a single property, is outside MiCA if it is unique and not fungible (ESMA guideline 8), unless it is a financial instrument.
The FSB names a risk that applies to all three: the price of the token and the value of the reference asset can drift apart, and the storage and valuation of the asset add their own risks.
Real world assets in Germany, Austria and Switzerland
In Germany, BaFin supervises crypto-asset service providers under MiCA as competent authority (section 3 KMAG). A bond or share issued as a crypto security follows the eWpG, and a fund unit as a Kryptofondsanteil follows the KryptoFAV of June 3, 2022.
In Austria, the FMA is the competent authority under MiCA (section 1 MiCA-VVG). RWA tokenization in Europe uses the same EU rules in both countries: MiFID II and the DLT Pilot Regime for financial instruments, MiCA for other fungible tokens.
In Frankfurt, the ECB launched Pontes on September 21, 2026. It settles wholesale transactions in tokenized assets in central bank money, and Cashlink, Clearstream and SWIAT are among the first DLT operators connected to it (ECB, September 21, 2026).
Switzerland is outside the EU. FINMA regards asset tokens, which represent "participations in real physical underlyings, companies, or earnings streams", as securities (FINMA, February 16, 2018). The DLT Act has been fully in force since August 1, 2021. This page gives no legal advice.
